Paying taxes is only fun in a game of Monopoly. While Texas has no personal income tax, property tax rates between 1–3% of assessed value add up fast—especially in a market as strong as Austin's. Protesting your assessment is one of the most effective ways to reduce your annual tax burden.

How Property Tax Assessment Works

Every year, Austin–Round Rock MSA property owners whose market value has increased by at least $1,000 over the prior year will receive a Notice of Appraised Value. This notice differs somewhat by county but generally contains three important values:

Market Value
The value based on what your property would sell for as of January 1.
Assessed Value
The reduced value of your property based on limitations from having a homestead or other exemptions.
Taxable Value
The assessed value minus any exemption amounts. This is used to calculate your property taxes for each taxing unit.

If you believe the market value of your property is incorrect, you have the right to protest that value. Working with a professional protest service is highly recommended—they know the process, the comps, and how to present the strongest case.

By law, property owners who wish to file a protest must do so before May 15th or within thirty days after a Notice of Appraised Value is delivered. The exact deadline depends on your county.
