Austin Neighborhood Guide

East Austin

Austin's most dynamic and rapidly evolving submarket — nine distinct neighborhoods united by history, creativity, and the city's best food and drink scene.

Welcome to East Austin

Austin's Most Dynamic Neighborhood

Home. This is where we live, work, and spend our weekends — and where we've helped clients buy and sell homes block by block for over a decade.

East Austin is the most transformed, most debated, and most dynamic region of the city. Once an overlooked eastside with a deep-rooted Black and Hispanic history, it has become the epicenter of Austin's food, music, art, and nightlife scenes over the past two decades — without losing the layered culture that made it essential in the first place. For buyers and sellers, East Austin is not one neighborhood but nine distinct submarkets, each with its own architectural character, price point, school zones, and community feel.

We maintain this page with our personal recommendations for great restaurants, bars, and things to do in East Austin. This is our personal neighborhood where we live and work. The guide continues to evolve — as does the area — and we welcome your suggestions. If you visit any of these spots, tag us on social media for a chance to win a $100 donation to your favorite charity.

Below you'll find a complete guide to the East Austin neighborhood — our favorite restaurants and bars, the things to do, the schools that serve the area, and deep-dive guides to each of the nine distinct submarkets within East Austin. Whether you're exploring the neighborhood for the first time or looking to buy or sell a home here, this is the full picture.

Top 3 Things to Love About East Austin

After years of living and working here, these are the three things we come back to when clients ask us what makes East Austin special.

01

The Food

Some of the best restaurants in Austin are in this neighborhood. Too many to name, and across dozens of cuisines, price points, and vibes. The high-end spots carry the same cool vibe as some of the dives. From Suerte and Canje to La Barbecue and Nixta Taqueria, East Austin is where Austin's national food reputation was built.

02

The Location

Proximity to everything that matters. You can be downtown, at UT-Austin, or at the airport within 10 minutes. Friends in North Loop or Hyde Park? Ten minutes. You can have a car here but also be completely fine without one — one of the only areas in Austin where that's genuinely true.

03

The Energy

Popular nightlife from lively clubs to high-end cocktail bars, plus city parks, trails, community gardens, yoga studios, and food parks sharing space with increasingly expensive real estate. East Austin is where the city's creative energy is most concentrated — and where new restaurants, bars, and shops open seemingly every month.

Things to Do in East Austin

Beyond the food and drink, East Austin has deep layers of parks, trails, museums, and cultural destinations. These are our favorites.

Buying or Selling a Home in East Austin

East Austin real estate is among the most dynamic and complex in the city. Each of the nine submarkets has its own price point, inventory type, buyer profile, and market rhythm. A historic bungalow in McKinley Heights, a new-construction modern home in Mueller, a Rainey tower condo, a family ranch in Windsor Park, and a preserved craftsman in Govalle are five different transactions requiring five different strategies.

We live and work in East Austin and have helped clients buy and sell here for over a decade. We know the submarkets, the streets, the school zones, the upcoming developments, and the buyer pools for each type of property. Whether you're a first-time buyer looking for an inner-loop entry point, a seller maximizing value in a historic home, or an investor evaluating redevelopment opportunities, we can help.

East Austin FAQ

What neighborhoods are part of East Austin?

East Austin is made up of nine distinct submarkets: Mueller, East Cesar Chavez & Holly, East 6th & Rainey-adjacent, MLK & Chestnut, Govalle, McKinley Heights, Windsor Park, East Riverside, and Montopolis. Each has its own character, price point, and school zones. Our individual neighborhood guides cover each in depth.

Is East Austin a good place to live?

For the right buyer, yes. East Austin offers walkable access to restaurants, bars, nightlife, and downtown Austin from most addresses; deep cultural character; and a range of housing types across the nine submarkets — from master-planned new construction in Mueller to historic bungalows in MLK & Chestnut. It's also among the most rapidly changing parts of Austin, which creates both opportunity and tradeoffs depending on your priorities.

Is East Austin expensive?

East Austin has appreciated dramatically over the past 15 years and is no longer the affordable area it once was. That said, prices vary meaningfully by submarket. Inner East neighborhoods like East Cesar Chavez & Holly, East 6th & Rainey, and MLK & Chestnut command premium pricing. Outer East neighborhoods like Windsor Park, Montopolis, and parts of East Riverside offer more accessible entry points. Our recent transactions page shows real examples across submarkets.

What's the best East Austin neighborhood for families?

Windsor Park and Mueller are the most family-friendly East Austin submarkets. Mueller offers master-planned community structure with parks, the Thinkery, and walkable streets. Windsor Park offers more traditional mid-century family homes on larger lots. McKinley Heights is another strong option given its Kealing and McCallum school draw.

What's the best East Austin neighborhood for young professionals?

East 6th & Rainey-adjacent, East Cesar Chavez & Holly, and East Riverside are the three most popular East Austin submarkets for young professionals. Each offers walkable access to bars, restaurants, and downtown Austin, with a mix of condo, historic bungalow, and new-construction inventory.

Is East Austin safe?

Safety varies by block and by submarket. Most East Austin blocks today feel significantly different than they did a generation ago, but some pockets still experience higher property crime rates than western Austin neighborhoods. We recommend visiting any specific address at multiple times of day before committing, and we're happy to share block-level context for any property you're considering.

How do East Austin schools compare to the rest of Austin?

East Austin schools vary significantly. LASA (the academic magnet) and Kealing Middle School rank among the strongest in AISD district-wide. Some neighborhood elementary schools rate highly; others are still building. Charter options (IDEA, KIPP) serve many East Austin families. Always verify current ratings and assignments for your specific address with AISD before relying on school quality as a deciding factor.

What's changing in East Austin?

A lot. The Rainey Street tower pipeline continues, Mueller expansion is ongoing, Plaza Saltillo and Chestnut Plaza TODs are developing, East Riverside is actively redeveloping around Oracle's campus, and TxDOT's I-35 Capital Express Central project will reshape the western edge of East Austin over years of construction. Each submarket guide covers current and upcoming development in depth.
