Inventory has moved from roughly 0.8 months in April 2022 to about 5.6 months today. Roughly 46% of active listings across the Austin metro have already taken at least one price reduction. Buyers today have time, options, and leverage they have not had in years.

This is the one most sellers skip. Let your financials lead the decision, not your feelings about the number. There are really only three doors in front of you.
Keep the price where it is and let the market come to you. Lowest action, highest patience — and a real carrying cost every month it sits.
Meet the market where it actually is. A strategic reduction now often nets more than a reluctant one six months from now.
Take it off the market and rent for a season while conditions reset. Real upside — with depreciation, homestead, and tax implications to weigh.
Each of those has a real cost, and each has a real upside. The right answer is almost never the one that protects your ego — it is the one your bank account, your timeline, and your next chapter can actually live with.
Run the numbers on carrying costs. Run them on what a price reduction today versus six months from now actually nets you. Run them on what you would clear as a landlord, after taxes, repairs, vacancy, and the loss of your homestead exemption. Then decide.
