Short-Term vs. Long-Term Rental Calculator

The same house can be a nightly rental or a 12-month lease, and the two produce very different businesses. A short-term rental can out-earn a lease on paper, but it carries furniture, cleaning, platform fees, hotel tax, a city license and far more volatility. This model puts both strategies on the same purchase, the same loan and the same tax bill, then shows the cash flow, cash-on-cash return and break-even occupancy side by side, so you can see what the extra work actually pays.

Pick a neighborhood to load its ZIP's median sale price and a long-term rent set by that ZIP's rent-to-value ratio. The short-term inputs are illustrative assumptions, not market data. Replace any field with your property's figures; results update as you type.

Active listings only. Fills the list price, taxes, HOA and neighborhood from the MLS.

      How to Read the Gap

The headline number is not the gap in cash flow. It is the cushion between the occupancy you assumed and the occupancy you need. A short-term rental that beats a lease by $8,000 a year but needs 52% occupancy to break even, against an assumed 58%, has six points of room. One soft season, a new competitor two doors down or a bad review can eat that.

A lease is a rent check. A short-term rental is a small hotel with one room. Underwrite it like one, with year-round rates, a real cleaning bill and a slow first year.

      Adam Timothy Group
      • Price the year, not the weekend. SXSW, ACL and F1 weekends inflate trailing averages. Use a full-year average nightly rate from comparable listings.
      • Plan a ramp-up. New listings have no reviews. Expect year-one occupancy below what established neighbors post.
      • Count your time. Self-managing saves the management fee but adds guest messaging, turnovers and late-night calls. Set management to 20% or more to see the true passive return.
      • Furniture is cash. Furnishing and setup lower cash-on-cash and wear out within a few years.

      Austin Short-Term Rental Rules

Austin overhauled its short-term rental rules in 2025. Before you underwrite a property as a short-term rental, confirm it can actually operate as one.

      • Every short-term rental, meaning a stay under 30 consecutive days, needs a City of Austin operating license issued by Austin Development Services.
      • Ordinance No. 20250227-039 made short-term rentals an accessory use to residential properties across all zoning districts with a valid license. New operator rules took effect October 1, 2025.
      • Since July 1, 2026, booking platforms must display license numbers, and the City can request removal of unlicensed listings.
      • The City of Austin hotel occupancy tax is 11% (9% occupancy plus 2% venue project tax), on top of the 6% Texas state hotel tax. Platforms that collect payment remit the City tax for you; direct bookings are your responsibility, and quarterly tax reports are part of the license process.
      • City approval is not the last word. HOA covenants, condo bylaws, deed restrictions, your loan terms and your insurance policy can each prohibit short-term stays, and multifamily buildings have a cap on the share of licensed units.

      Short-Term vs. Long-Term Rental FAQ

How do you compare short-term and long-term rental profitability?

Hold the purchase, loan, property taxes and HOA constant, then model each operating strategy with its own revenue and expenses. For a long-term rental that means rent, vacancy, management, leasing fees, repairs and reserves. For a short-term rental it means nightly rate, occupancy, cleaning, platform fees, management, utilities, supplies, insurance, licensing and the upfront cost of furnishing. Compare annual cash flow, cash-on-cash return and the occupancy the short-term rental needs to break even.

What occupancy does a short-term rental need to beat a long-term rental?

It depends on the nightly rate, cleaning economics and your fixed costs, so there is no single Austin number. This calculator solves for it directly: it shows the occupancy at which short-term cash flow equals long-term cash flow, and the occupancy at which the short-term rental breaks even. The wider the gap between that number and the occupancy you can realistically hold year-round, the safer the short-term strategy.

Are short-term rentals allowed in Austin in 2026?

Yes, with a City of Austin operating license. Ordinance No. 20250227-039 made short-term rentals an accessory use to residential properties across all zoning districts with a valid license, and since July 1, 2026 platforms must display license numbers and remove unlicensed listings when the City asks. HOA covenants, condo bylaws, deed restrictions, loan terms and insurance can still prohibit short-term stays, so check each before you buy.

What taxes apply to Austin short-term rentals?

Guests pay hotel occupancy tax: 11% to the City of Austin (9% occupancy plus 2% venue project tax) and 6% to the State of Texas. Platforms that collect payment remit the City tax on the operator's behalf; bookings taken directly are the operator's responsibility. Because guests pay it on top of the rate, this calculator treats hotel tax as a pass-through rather than income. Rental profit is also subject to income tax, so speak with a CPA.

What expenses do short-term rental owners most often underestimate?

Cleaning and laundry on every turnover, the full utility bill including internet and streaming, restocking supplies, faster wear on furniture and finishes, higher insurance premiums, licensing, and the cash spent furnishing the home before the first guest arrives. Owners also tend to price from peak weekends instead of a full-year average rate, and to forget that a new listing with no reviews books slower in year one.

How is this calculator different from the Austin Rental Analyzer?

This page compares two strategies on the same property: renting it short-term or leasing it long-term. The Austin Rental Analyzer goes deeper on a single long-term rental, with cash-on-cash return, compound annual growth rate against your own targets, and a summary you can save or send to our team. Use this page to choose a strategy, then the Rental Analyzer to pressure-test a long-term deal.

Where can I find contractors, inspectors and other vendors for an Austin rental?

Our Austin Vendor & Services Guide lists the inspectors, contractors, insurance agents and trades we work with. For leasing and day-to-day landlord questions, start with the Landlord Resource Center.

We own and operate both long-term and vacation rentals. Bring us an address and we will check the rent, the nightly rate, short-term eligibility and the expenses that sink first-year hosts.

This calculator is an educational estimate, not financial, tax, legal or investment advice. ZIP-level figures are market medians and averages, not an appraisal or rent estimate for any specific home. Short-term rental assumptions are illustrative. Verify rent, nightly rates, occupancy, taxes, insurance, licensing eligibility and HOA restrictions with qualified professionals before making an investment decision.
