Accidental Landlords: Why Texas Leads the Nation

Map: Parcl Labs, updated October 30, 2026

More than one in seven single-family homes for rent in Texas was listed for sale first. According to Parcl Labs, that 15.1% share of accidental landlords is the highest of any state, and well above the 9.8% national rate.

What Is an Accidental Landlord?

An accidental landlord is a homeowner who listed a house for sale, didn't get a buyer at a price they would accept, and put the home up for rent instead. Parcl Labs tracks these conversions by matching rental listings against recent for-sale listings on the same property.

What the Austin MLS Shows

Austin's own numbers explain why so many sellers are weighing a lease. In September 2026, across the five-county Austin metro (Unlock MLS):

  • 1,635 listings left the market without selling (1,051 withdrawn and 584 expired), against 2,440 homes sold.
  • 59.6% of listings succeeded, down from 76.8% in March.
  • Median days on market reached 61, up from 37 in May.
  • 3,453 listings cut their price, up from 2,065 in March.
  • 5.32 months of inventory, with 14,343 active listings.
  • The median sale price was $415,000, the same as September 2025, and homes sold for 4.7% below their original list price.

Some of those withdrawn and expired homes return to the market later. Some sit vacant. A growing number become rentals.

Before You Rent a Home That Didn't Sell

Leasing can be the right call. It works best when it's a decision you make on purpose, with the math done, rather than the default after a listing expires.

Run the rent against your real costs

Accidental landlords tend to price rent to cover the mortgage. Add property taxes, insurance, maintenance, vacancy and leasing or management fees, then compare that total to rents on homes like yours that have actually leased. If one in six rentals nationally has already cut its price, the asking rent you see online may not be the rent you get.

Know what changes when it's no longer your home

  • Homestead exemption. In Texas, the homestead exemption applies to your principal residence. Moving out and leasing affects your eligibility going forward.
  • Capital gains. The federal exclusion on the sale of a primary residence generally requires you to have lived in the home two of the last five years. A long lease can run that clock out. Talk to your CPA before you sign one.
  • Insurance. A homeowner policy doesn't cover a rented house. You'll need a landlord policy, and your tenant should carry renters insurance.

Reconsider the sale before you give up on it

If your home didn't sell, it's worth asking why before committing to a lease. Price, condition, access and marketing are all fixable. The Seller Resource Center walks through each. If renting is the right answer, the Landlord Resource Center covers leasing in Texas from listing to lease signing.

Accidental Landlord FAQ

What does accidental landlord mean?

It's a homeowner who tried to sell, didn't find a buyer, and rented the home instead. Parcl Labs counts a rental as an accidental landlord listing when the same home was listed for sale shortly before it was listed for rent.

How many accidental landlords are in Texas?

Parcl Labs data updated October 30, 2026 shows 15.1% of Texas single-family rentals were listed for sale first, the highest share of any state. The national figure is 9.8%.

Should I rent my Austin home if it didn't sell?

It depends on whether the rent covers your full carrying costs, how long you plan to hold, and the tax effects of leasing. Compare the lease against a relisting plan with a revised price and strategy before you choose.

Does renting out my house affect my capital gains exclusion?

It can. The federal exclusion on a primary residence sale generally requires two years of use as your home within the five years before the sale. Confirm your situation with a CPA.
